Homeowners in Hammersmith and Shepherds Bush

received a big boost recently from estate agency Knight Frank. The firm named both Hammersmith (#3) and White City/Westfield (#6) as part of their ‘Flirty Dozen’ for the areas just outside ‘prime central London’ which will see big jumps in prices this year, according to their research. It singles out White City for the ongoing regeneration of the area (thanks to the ever-expanding Westfield mall and Imperial College’s development plans), while Hammersmith gets the nod for its shortage of properties, improving neighbourhoods and transport links. But let me add a degree of caution. The fine folks at Knight Frank have Hammersmith homeowners ready to enjoy a 78% jump in prices per square foot (from £700 a sq ft to £1,250 a sq ft) and White City homeowners set to bank 55% increase (from £900 a sq ft to £1,400 a sq ft). However, I’m now seeing an increase in homes in W6 reaching up to and above £700+ per square foot – BUT £900 per square foot in White City is a fantasy! So hold off on shopping for that ski chalet in the Alps. But the underlying sentiment reinforces what I’ve been telling customers here at Horton and Garton for years. We live in a fantastic area with great transport links and superb schools, with enough restaurants, pubs and venues to keep you in dates for a long time. So if you want to flirt with Horton and Garton, just give us a wink.
