Autumn Sales Success Q&A with Phil Coombes

With the Bank of England raising the base rate and Christmas around the corner, you’d think the West London sales market would be cooling down – in our King Street and Turnham Green Terrace offices, it’s heating up! Top sales negotiator Phil Coombes agreed four sales in the last week and a half of October and simultaneously brought three new listings to the market. In this quick Q&A we ask him about his recent sales and listings:

Q: Tell us more about the three new listings?

A: “I listed three properties last week… a house in Wendell Park, W12, a flat in Hammersmith Grove, W6, and a spectacular mansion apartment in Prebend Mansions, W4, one of the most prestigious blocks in West London. Each property is in one of our three neighbourhoods: Shepherds Bush, Chiswick and Hammersmith. Our intel from Rightmove tells us our two Horton and Garton offices have agreed more sales than any other agency in these postcodes in the past six months. Interestingly, whilst we don’t list the most properties, we agree the most sales; this fact is a testament to getting the valuation right from the outset alongside our hard work and application.”

Q: Why have your clients chosen to list with Horton and Garton?

A: “The genuine advice and guidance we provide combined with our expert local knowledge assures our clients their properties are in safe hands. With over a century of combined experience, we have the best sense of how the market is moving,”

Q: Isn’t this a historically quiet time for the market?

A: “That may be true but we have the legendary purple book! Each negotiator, manager and director spends a significant amount of their working day curating the purple book. It is full of the most qualified and proceedable buyers in West London and many are looking in more than one of our neighbourhoods.”
