Don’t get shocked, landlords. New electrical safety regulations are now in effect
All of our landlords have been notified of the new rules and we’re completing the necessary home checks
The new Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 have been expected for some time and are now in effect.
Landlords in the Private Rented Sector (PRS) must ensure every electrical installation in their residential premises is inspected and tested at intervals of no more than five years by a qualified and competent person.
All Horton and Garton landlord clients have already been notified and we continue to assist with completing the necessary checks for those properties with existing tenancies.
There are stipulations on the type of testing to be completed and the manner of record keeping, we are able to provide the guidance on how to comply correctly and have the suitable, qualified and vetted contractors on hand to assist with checks and any works required.
The new regulations are another step in the direction of continuing to drive out the rogue landlords, give protective guidance for the genuine landlords and of course ensure all tenants are living in safe homes.
There has been, and will continue to be, a growing volume of legislation for landlords to be aware of and our role at Horton and Garton is to ensure that our clients are one step ahead, adding these changes to a seamless and easy set of processes when letting your property.
