Tenants’ Fees

The following is a guide as to the process and cost involved renting a property via Horton and Garton.

Preliminary Payment

Any offer accepted by the landlord is subject to satisfactory references and contract. Should the tenant choose not to proceed with a tenancy, or fail referencing, an amount of the preliminary payment up to the full amount may be retained by Horton and Garton to cover associated costs or to provide to the landlord pro rata.

The preliminary payment amount is equivalent to one week’s rent plus £50.00 for each tenant for the referencing fee or £60.00 for a company/corporate let reference or an application with a guarantor included. The payment can be paid by online bank transfer or card payment.

Card payments can be made over the phone and directly in the office, charges apply:
Credit Cards – 3% per Transaction, Debit Cards – 1.5% per Transaction.

Bank Payments received from abroad – £6 bank’s charge.

Should references not be concluded within one week of the preliminary payment being made, the landlord shall be entitled to withdraw from the offer.


Following payment of the preliminary payment amount a document will be sent out to you confirming the terms of the acceptance of your offer.


Referencing shall be carried out by a third party company, Horton and Garton will provide you with the necessary application forms to complete. Once the referencing has been completed, Letsure will provide us with the final reports which in turn are issued to the landlord for their approval.


To be issued in conjunction with the tenancy agreement for signing and other associated documentation. This will be an invoice for funds that will need to be paid prior to the start of the tenancy, including;

  • 6 Weeks Deposit
  • 1 Month’s rent in advance

Should the Landlord arrange for a professional inventory of the property, there will be an additional cost which will be confirmed in the statement of account (dependant on the size of the property).

A tenancy administration and agreement fee of £180.00 inc VAT for up to two tenants or £240.00 inc VAT for a tenancy of three people or more.

Total to be minus the preliminary payment previously made.


Proof of photographic Identification is required before moving i.e. copy of passport or drivers license along with proof of address.


If a pet is to be kept at the property an additional two weeks security deposit is required.


Should a tenant swap occur during the tenancy, whereby one tenant is removed from the tenancy and replaced by another, fees shall be applicable. A tenancy administration and agreement fee of £180.00 inc VAT for up to two tenants or £240.00 inc VAT for a tenancy of three people or more, plus £50 – £60 referencing fee per new tenant. On occasion inventory costs may become applicable which shall vary.


If the Landlord is having an Inventory made on the property, an Inventory Clerk will meet you on the moving date, at an agreed time to conduct the check in appointment. This will include meter readings, going through the inventory compiled and handing over of keys. The tenants will be charged a Check Out fee, the amount depending on the size of the property. We shall provide you with the relevant cost if applicable.

Tenant(s) please note:
1.    If the tenant withdraws their offer after it has been accepted or fails referencing, the tenant will forfeit up to the full value of the preliminary payment.
2.    If the Landlord decides not to proceed with the proposed tenancy for reasons other than failed references, delayed references or the discovery of information withheld or falsified by the tenant, the preliminary payment will be returned less the referencing cost.

Horton and Garton are members of the Association of Residential Lettings Agents (ARLA). Client money protection (CMP) provided by ARLA.

Horton and Garton are members of the Property Ombudsman (TPO) redress scheme and subscribe to the Code of Practice for Lettings Agents.

Tenant Shop Limited acts on behalf of Horton and Garton to notify the local council, water supplier(s) and energy provider(s) in line with the tenancy start date and secondly to supply notifications to
the local council, water supplier(s) and energy providers(s) from the date that the Tenant vacates the property.

Tenant Shop limited will only use your information for the purpose of council and utility registration, closing of council and utility accounts and Energy/Media comparisons upon your arrival.

Call Centre comparisons are completely optional for and you can opt out at any time.
