Holding Deposit

Any offer accepted by the landlord is subject to satisfactory references and contract.

The holding deposit amount is equivalent to one week’s rent.

Card facility available: debit card payments can be made over the phone and directly in our King Street office.

The holding deposit can be held for up to 15 calendar days, until what is known as the Deadline for Agreement. The tenant will forfeit their holding deposit in the event of; a) The tenant fails a Right to Rent check. b) The tenant provides false or misleading information to the landlord or letting agent, which materially affects their suitability to rent the property. c) The tenant notifies the landlord or letting agent before the deadline for agreement that they have decided not to enter into a tenancy agreement. d) The tenant fails to take all reasonable steps to enter into a tenancy agreement.


Following receipt of the holding deposit payment, a document will be sent to you confirming the terms of the acceptance of your offer.


Referencing will be carried out by a third party company, Horton and Garton will provide you with the necessary application forms to complete. Once the referencing has been completed the final reports are issued to the landlord for their approval.

In line with the immigration act 2014 and ‘Right to Rent’ checks, we require all tenants to attend the office with proof of suitable identity documents to be copied, usually a passport. The ‘Right to Rent’ checks to be carried out in person, within 28 days of the start of tenancy.


A statement of accounts will be issued in conjunction with the tenancy agreement for signing and other associated documentation.

This will be an invoice for funds that will need to be paid prior to the start of the tenancy, including:

  • 5 weeks’ Deposit
  • 1 Month’s rent in advance


All tenants are required to visit the Horton and Garton office in person with passports and UK visas if applicable so copies can be made. Should a tenant have less than the minimum proposed term of tenancy remaining on a visa this shall need to be declared at the stage of making an offer. Formal proof of current address is also required in the form of a bank statement, utility bill etc.


If a pet is to be kept at the property this must be clarified in writing, when submitting your offer.


Should a tenant swap occur during the tenancy, whereby one tenant is removed from the tenancy and replaced by another, a fee of £50 shall be applicable.


Tenant Shop Limited acts on behalf of Horton and Garton to notify the local council, water supplier(s) and energy provider(s) in line with the tenancy start date and secondly to supply notifications to the local council, water supplier(s) and energy providers(s) from the date that the Tenant vacates the property.

Tenant Shop Limited will only use your information for the purpose of council and utility registration, closing of council and utility accounts and Energy/Media comparisons upon your arrival.

Call Centre comparisons are completely optional for and you can opt out at any time.
