The Long View 2017

Season’s greetings! On behalf of all of the Horton and Garton team I would like to take this opportunity to thank you and everyone who has supported Horton and Garton with their valued business over the past year
in making 2016 our most successful trading year ever. In sales, the first six months of 2016 were our busiest ever with a record number of sales agreed.

However the EU referendum in June ushered in a quieter and more uncertain period of market activity, resulting in a readjustment of local property prices. Buyer registrations and new enquiries fell with
fewer sales being agreed and this period extended from the summer through to late autumn.

Yet since October, the market has picked up again with plenty of sales being agreed – thanks to our ability to work with willing and able buyers to hunt out the best homes, and to work with vendors to price their properties accurately. Despite this period of political turbulence we have had a refreshingly busy year. All eyes will now be on how West London weathers the storm – but prices should remain strong.

On the lettings side, we have recorded another record breaking year for new business and new landlord clients as we further increase our local market share. As a result we have expanded the lettings team with new
members of staff to cope with the extra workload. This year has seen an increase in regulations around lettings and rentals with the Right to Rent checks, smoke alarm rules and the council moving to require some landlords to obtain licences from next summer.

We will continue to follow all of the developments from Hammersmith & Fulham Council and we will be sure to pass on our analysis to our valued landlords and tenants. Never has it been more important to work with a qualified, regulated and local professional estate agent. As always we welcome any new landlord to contact us for a chat about how best to maximise the return on their investment property and prepare ahead
for the upcoming changes to legislation.

What’s ahead in 2017? More of the same we think with the continued EU negotiations acting to keep the market in check. Whether it’s sales or lettings the local marketplace is likely to remain unsettled and challenging, which means it’s crucial to be guided and advised by the local experienced property professionals who genuinely know what is the best and accurate advice. So if you would like an up-to-date market review or valuation pop in to see us, or call us, and we look forward to hearing from you.
