Marketing your property

Our effective advertising campaigns are built around expertly crafted content and professional photography. We advertise every property on all major property portals as well as on our own website. They are also displayed in the window of our office prominently located Hammersmith office and promoted in local publications – including our very own Our Patch magazine, which is distributed to 22,000 homes and businesses across the borough.

All prospective tenants are qualified in advance of viewings. These are conducted by an experienced member of our staff with genuine local knowledge. This makes our team not only well placed to show your property in its best light, but also to highlight the benefits of the local area, including transport links, local schools and all nearby amenities. This local knowledge and practical experience ensures we can achieve the best letting terms for your property.

Setting up a tenancy

Having worked with other agents in the past, many of our new clients cite poor communication as their biggest frustration. To ensure communication doesn’t ever become an issue, we designate one member of staff as your single point of contact throughout the process of negotiating a tenant’s offer. That same member of staff is also responsible for obtaining professional, third-party reference reports for your approval. They will additionally guide and advise you on any additional measures you need to take, including an inventory of the property and gas safety checks.

Once you’ve confirmed you’re happy with the references provided by the tenant and are ready to finalise the tenancy, one of our administration team will introduce themselves to you. They are there to help you complete all the paperwork, which we will provide for you. This includes tenancy agreements, essential documentation for registering the tenant’s deposit, various tenancy related documents and, of course, the documentation you need to complete to ensure funds reach you in a timely fashion upon commencement of the tenancy.

Property management

We manage all properties from our main King Street office in Hammersmith. Located in the heart of the local area, our property management team knows who the best local contractors are and understands how best to approach maintenance issues common to properties within the area. The expertise we offer ensures a timely and cost effective response to any repair issues. We also provide an ‘out of hours’ management phone number to give you and your tenant peace of mind that someone will always be at hand to help in an emergency.

The management service also includes two property inspections a year. During these we take photographs and advise you on maintenance works that might be required. After all, in the long term preventative action can be far more cost effective that having to react to an emergency.
