At Horton and Garton, we’re always thrilled to offer estate agency work experience placements to young people eager to learn about the dynamic world of estate agency. As a business with deep roots in the local community, we believe it’s important to share the wealth of knowledge we’ve gained over the years with the next generation.
It was a pleasure to have Rohan as part of the team for his estate agency work experience. Throughout the week, he immersed himself in every aspect of the business, gaining hands-on experience while learning about the ins and outs of property sales, lettings and property management.
Here, Rohan shares his reflections on his time with us. He offers an engaging and honest look at his week as an estate agent.
I thought I’d share my experience because I got an eye-opening look into the world of estate agents—and it’s far more interesting and complex than I ever imagined!
Monday: First Day Working at an Estate Agency
Excited at the thought of swapping school for a week of “real work,” I arrived at the Hammersmith office dressed smart-casual and ready to go. From the moment I walked in, the team gave me a warm, friendly welcome. I joined their morning team meeting and was handed my personalised timetable for the week. I was immediately impressed by the amount of effort they’d put into planning my time. This was clearly not going to be one of those placements where you just make tea and sit in the corner!
I spent the day getting to know the team. This started off by shadowing one of the agents to see how the business operates day-to-day. I then got an introduction to the property sales process. Here I learned what an EPC is and the difference between “freehold” and “leasehold.” Alongside a behind-the-scenes look at the company’s website systems and tech. It was amazing to see how organised everything is and how well the team works together. If you’d like to know more about leasehold vs freehold, read this guide.
At the end of the day, I was given a fun assignment: to create and run a quiz based on what I’d learned by the end of the week.
Tuesday: Behind the Scenes of Property Management at Horton and Garton
Tuesday took me to the Chiswick office to see property management in action. And believe me, there was a lot of action! Phone calls and emails from residents came in constantly. I saw how the team handled everything quickly and professionally—whether the issues were serious or… not so much. It was non-stop, fast-paced, and really impressive.

Wednesday: Sales and Property Viewings – A Day in the Life of an Estate Agent
Back in Hammersmith on Wednesday, I dived deeper into the world of sales. I learned what happens when a buyer breaks the exchange of contracts (spoiler: it’s not good for the buyer). Then came a highlight—my first property viewing! We went to a beautiful, high-end house on Wingate Road. Arriving early, we prepped the space before guiding the potential buyers through the property, pointing out renovations and key features.
Later that day, I helped another agent with a unique task—gardening! We tidied up an overgrown front yard as a kind gesture to new tenants moving in. It might’ve been an unusual task for an estate agent, but it showed me how Horton and Garton really go above and beyond for their clients. Plus, it was nice to get outside and do something physical!
Thursday: Real-Time Problem Solving in Property Management and Estate Agency
Thursday took me back to Chiswick for more property management. I continued shadowing and learned how agents respond firmly but politely to emails.
I also got to observe how property inspections are conducted and saw some fascinating (and sometimes intense!) real-time negotiations with residents and landlords. It was clear how much people skills and professionalism are needed in this role.
Friday: A Diverse Week in Estate Agency – Property Viewings, Garden Tasks and More
Friday kicked off with a check of a newly acquired property. Just walking through and getting a feel for the place. Then it was back to Wingate Road for another viewing, followed by taking down a “For Sale” sign from a recently sold property. I finished the morning with yet another lovely flat viewing.
After lunch, it was quiz time! I had done extra research to make sure my questions were both fun and challenging. The team set aside time for everyone to take part, and just when I thought I was the quizmaster, they turned the tables and started quizzing me! (Did you know there are over 10 types of doors?)
It was a really fun way to end the week.
What Rohan Learned During His Estate Agency Work Experience
Horton and Garton stands by its values: Independent, Professional, and Effective. I saw these in action every single day. Whether it was dealing with clients or supporting each other, the team at both the Hammersmith and Chiswick offices showed what a top-tier agency looks like.
Despite only having two offices, they’re consistently ranked as one of the best estate agents in the area—and it’s easy to see why. Their focus on genuine relationships and going the extra mile to make things happen (like the gardening I helped with) truly sets them apart from the larger, national agencies.
I want to say a massive thank you to Mr. John Horton and everyone at Horton and Garton for giving me such an incredible first experience of the working world. I’ve learned so much, met some amazing people, and honestly felt a bit sad to leave. I really hope I can return someday—and if you’re a teen reading this, I hope you get a chance to experience something like this too!
